How Drainage Affects Asphalt Lifespan

Asphalt Questions We Hear All the Time

In Snohomish and King Counties, a properly built asphalt driveway lasts 15 to 20 years. The key factors are a solid base, correct grading, and drainage that keeps water moving away from the surface. With sealcoating and routine care, many homeowners see their driveways last even longer.

Most residential driveways do not require permits, especially if you are replacing or resurfacing an existing one. If you are adding a new access to a public street, changing the width of your approach, or working in the city right-of-way, a permit may be needed. I’ll walk you through requirements in your city before we start.

Resurfacing means paving a new layer of asphalt over your existing driveway when the base is still in good shape. It’s a cost-effective way to extend life by 7 to 10 years. Full replacement means removing the old asphalt, re-grading, rebuilding the base, and paving new. If your driveway has drainage problems, heavy cracking, or base failure, replacement is the right choice.

Drainage is always the first priority. I shape the driveway with the right slope, compact the base correctly, and add swales or drains if needed. This keeps water from pooling or running toward your house. On hillside lots, this step is critical to prevent cracking and edge failure.

New asphalt should be sealcoated 9 to 12 months after it’s installed. After that, sealcoating every 3 to 5 years protects the surface from rain, sun, and de-icing chemicals. Sealcoat helps extend the life of your driveway but it’s not a cure for structural damage.
